A. You can instruct us simply by sending us an email including your telephone number or by telephoning our office and we can take the relevant details over the telephone. The relevant paperwork for you to complete will then be emailed to you or posted to you whichever is more convenient.
Q. Do we have to make an appointment to instruct you ?
A. No. This can be done as mentioned above or if you prefer to instruct us in person please call into our office.
Q. Do we have to pay any fees up front ?
A. We request an initial payment of £50 for a sale to cover the initial fees. The balance of our charges and other payments as quoted will be payable at the time of completion.
Q. Is there a fee payable if the sale does not proceed ?
A. If you take advantage of our no sale insurance there are no fees charged if the sale does not proceed (Apart from any payments that we have made on your behalf to the Land registry or otherwise).
Q. Do we need to visit your office at any time ?
A. No you do not need to visit our offices if you prefer to deal with everything by email, post and telephone.
Q. How long will the sale take to go through to completion ?
A. Most sales generally take an average of 6 – 8 weeks from agreeing the sale to completion. Each transaction is different however and some transactions do complete much quicker and others take longer. Usually this will depend upon how many people there are in the chain of transactions and how quickly those people and their lawyers and advisors deal with their paperwork. We deal with all matters as quickly as possible.
Q. Once we have exchanged contracts how long is it to completion of the sale ?
A. The normal minimum time is 1 week. Otherwise this can be longer because of your requirements or those of your buyer with regard to removal arrangements etc.
Q. Can exchange of contracts and completion be on the same day
A. Sometimes this is possible if circumstances permit. Normally this is only possible where your buyer does not have a related sale and their conveyancers are prepared to carry out all legal formalities prior to exchange of contracts.
Q. Do we need a Home Information Pack before we can sell ?
A. Yes. Although it is only a requirement that a HIP has been ordered before a property can be placed on the market. We can arrange a HIP for you at a competitive cost and order it the same day. Please contact us for details.
