Q. Do we have to make an appointment to instruct you ?
A. No. This can be done as mentioned above or if you prefer to instruct us in person please call into our office.

A. We request an initial payment of £400 for a purchase to cover the initial fees and any searches. The balance of our charges and other payments as quoted will be payable at the time of completion.
Q. Is there a fee payable if the purchase does not proceed ?
A. If you take advantage of our no purchase insurance there are no fees charged if the purchase does not proceed (Apart from any payments that we have made on your behalf to the Land registry or otherwise).
Q. Do we need to visit your office at any time ?
A. No you do not need to visit our offices if you prefer to deal with everything by email, post and telephone.
Q. How long will the purchase take to go through to completion ?
A. Most purchases generally take an average of 6 – 8 weeks from agreeing the purchase to completion. Each transaction is different however and some transactions do complete much quicker and others take longer. Usually this will depend upon how many people there are in the chain of transactions and how quickly those people and their lawyers and advisors deal with their paperwork. We deal with all matters as quickly as possible.
Q. Once we have exchanged contracts how long is it to completion of the purchase ?
A. The normal minimum time is 1 week. Otherwise this can be longer because of your requirements or those of your seller with regard to removal arrangements etc.
Q. Can exchange of contracts and completion be on the same day ?
A. Sometimes this is possible if circumstances permit. Normally this is only possible where your seller does not have a related purchase and their conveyancers are prepared to carry out all legal formalities prior to exchange of contracts.
Q. Will a Home Information Pack be available ?
A. If you have not already received the Home Information Pack, which should normally be provided to you by the estate agent, we obtain a copy in any event and can provide you with a copy by email.
Q. Do we need to have a survey carried out ?
A. We recommend that you should instruct a chartered surveyor to carry out a survey to make sure that there are no faults in the property.
Q. How can we verify that the seller is including all the expected items and fittings.
A. We ensure that we receive a comprehensive list of items included and excluded. This is sent to you for checking as soon as it is received by us.
